While the aerial of this Chariton County, Missouri farm may say more "farm income" and less "hunting" at first glance, it would be a mistake to draw that conclusion, and a quick glance at the buck photos with the listing will show you why! In the first week of September, 2025, I got trail camera photos of 3 mature bucks and at least a dozen bucks overall (+ does/fawns) total, many in daylight. This farm is the only *crop* farm in the immediate neighborhood, which not only means deer will be on the property all year round, but if you left some standing corn and beans food plots, you would draw every deer in the neighborhood in the late season! And the rolling topography means there are multiple places to situate highly hidden food plots. These 145 acres is both a good farm income investment opportunity *and* a good hunting farm!
There are 131.41 acres of FSA designated "cropland", of which 120 acres were cash rented in 2024 at $130/acre for an annual income of $15,600. The long-term tenant was down-sizing his operation in 2025 and this farm was a ways from his home base so he let the lease go, and the farm was fallow in 2025, meaning there is some great cover on the entire farm right now! It can easily be put back into crop production in 2026 and we are happy to help a new owner make contact with a potential new farm tenant in the area. An annual hunting lease would probably bring in an additional $3,500/year+ in income if so desired, for a potential ROI of 3%+ for those buyers looking for a good investment opportunity!
The farm is a mixture of rolling crop fields ranging from ridge tops to bottomland, with a big main timbered draw running from one corner of the farm to the other, with multiple finger draws. This is not just a "ditch farm", at places the main timbered draw is at least 75 yards wide of big timber and thick undergrowth, with a big winding sandy creek bed. I had a mature buck in front of one of my cameras at 1:30 in the afternoon in broad daylight in this bottom, a sure sign he was bedding very close by. In addition, that timbered main draw will undoubtedly act as an active Rut Funnel. There is also a 1/3-acre pond that acts as a year-round water supply for wildlife. This farm *may* also be eligible for enrollment in CRP in future. Continuing to farm the ridgetops and bottoms, while putting the side hills in native warm season grass or tree plantings would take a good hunting farm and ramp up the hunting quality even that much more! Or, all the open acres could be seeded down to pasture for cattle.
The property has rolling terrain with beautiful landscape and sunrise/sunset views and there are build locations on the west side for a cabin, barn-dominium or primary residence to take advantage. Rural water and electric are available at the road.
