260 Acre Southeastern Macon County Combination Farm

260.0000 Acres

$1,600,000.00

Macon County

Don’t miss the opportunity to own one of the nicest combination farms we’ve seen in a while!

This 260-acre southeastern Macon County combo farm checks every box, from hunting big, unpressured deer to creek-bottom tillable ground, big white oak timbered ridges, CRP, and blacktop frontage build sites! Located just 15-20 minutes from Macon and Moberly, this farm sits in an area known for producing some of the state’s biggest deer, including one of Missouri's largest typical bucks ever!

Hoover Creek flows from west to east, providing year-round water for wildlife and giving you quiet, scent-free access through the heart of the farm. This property is tucked into a large block of un-accessible timber, ensuring you never know what might be coming down the trails!

Currently, 92 acres are in row crop production, most recently planted to soybeans, with an additional 13+/- acres used for hay production that could easily be converted back to row crop. The long-term tenant has been farming this land for over 30 years, but the farm will sell with open tenancy for 2025 and beyond.

Additionally, there are 38.76 acres of CRP paying $3,582 annually until the expiration in fall of 2030, 2031, and 2033. The CRP acres have been well maintained and are a great addition to the farm for both wildlife habitat and income generation.

This is one of those farms you will not be disappointed in viewing! For more information or to schedule a showing, contact Luke Shoemaker at 660-676-2218.
