Live Auctions

These are the traditional auction events that are held on site or at a neutral location, and are conducted by the auctioneer “calling the bid” in a traditional auction chant style.

Online-Only Auctions

These are auctions that are totally conducted and transacted through 100% online bidding via the internet, powered by ProxyBid. Typically, these are timed events where the buyer has a certain number of days or hours to competitively bid on property with a designated close time.

Live/Online Auctions

These are auctions where the seller and buyer can hopefully get the best of both worlds. These auctions combine the “live” method and the “online” auction method. Buyers can choose either to show up at the auction and bid to the auctioneer “live” or bid live real time online via the internet.

Payment Details: The earnest deposit must be wire transferred within 24 hours for online bidders, or paid by personal check for in-person bidders at the time of contract signing. Electronic contract signing is available for all online buyers.

The buyer(s) must honor the current farming contract, with the seller providing notice to the tenant to vacate the property after harvest in the fall of 2025.

Title insurance will be provided and paid by the seller, and 2025 taxes will be prorated to the day of closing.

These premium tillable tracts offer approximately 172 total open acres and have been well maintained for decades. These farms are almost all creek bottom tillable, and will be good, productive merchandise to add to your farming operation, or placed in your family's portfolio for generations to come!  

Tract 1: 75+/- total acres, showing 56 acres tillable. This tract is located at the corner of Hwy 156 and Hwy 149, with excellent paved road access for grain removal.  Turkey Creek flows from the west, to the east, creating above average hunting opportunities on the south end. Farm shows a high 74.6 NCCPI rating, and is currently planted to corn.

Tract 2: 79+/- total acres, showing 57 acres tillable, and is currently planted to Corn.  Long 1/2 mile rows will make this a very desirable tract for everyone. Deer and turkey hunting opportunities along the western side of the farm, and Walnut Creek runs from north to south, creating the eastern border.  This tract has a NCCPI rating of 70.9. 

Tract 3: 87+/- total acres, showing 59 acres tillable. Waterfowl tracts in NW Missouri are rarely offered on the open market, even more unique is a farm that has cover to hold strong deer numbers. This Buchanan County 151.93 surveyed acres offers that and more. Beginning from the east lies 1.13 acres on Highway KK where electricity and rural water (near side) are available. The acre tract includes a 10’ x 20’ cabin, generator, double carport and 10’x20’ storage shed, all of which will convey. 

Head west .35 mile down the 30’ deeded easement leads you to the 150.8 acre hunting tract, of which 144 acres are enrolled in WRP. The easternmost 6.8 acre field is excluded from the WRP, allowing for opportunities for a large food plot location or additional building site. The WRP portion of the tract allows for a 5% food plot allowance leaving endless possibilities to architect ambush plots for any wind direction. I don't know that I have ever walked a farm of this size and seen this much deer sign.  While circling the well maintained trails for a second time we continued to jump deer convincing us that they felt incredibly comfortable in the tight cover. We almost ran over a shed antler and had to have seen 30+ deer. 

The main wetland pool and meandering creative sloughs consist of 24 acres and flooding is a breeze with the Industrial Irrigation power unit (propane- two 500 gallon tanks included) and 16” (casing diameter) deep water well. This combination boasts 1,600 gallons per minute to flood the 24-acre pool. Smaller opportunistic sloughs show additional water on wet years. A large well maintained 24” water control structure is in place for draining the pool. There are two duck blinds in place, one is built on skids to position just where the birds want to be. The WRP contract allows for 7.2 acres of food plots on the 144 acre easement.
