This will be a bidders choice auction, with live bidding to be conducted at the Moberly Municipal Auditorium, and will begin at 6pm sharp, please arrive 15 minutes prior to register to bid. Online bidding, as well as phone bidding available for absentees, all phone bidders must be registered and approved prior to the auction. Land will be sold on a per acre basis, with new survey to govern.

Seller is willing to accept offers up to 21 days prior to auction day.
Tract 1: 40 acres with 39+/- tillable, majority class 2, Calwoods Silt Loam, with the remainder comprised of Keswick Silt Loam. Tillable acres are currently rented for $275 for 3 more years, but can be cancelled for buyer if necessary.
Tract 2: 62 acres showing 51 acres tillable, with 70% made of class 2, Calwoods Silt Loam. This tract offers excellent build sites with utilities available, great hilltop access points, and beautiful views. Tillable acres are currently rented for $200/acre.

Buyer for tract 1 and 2 will receive 1/2 of the cash rent as a credit at closing. Tract 1 will be $5362.50, and tract 2 will be $5100. Current farmer has the right to harvest his growing crop. Acreage amounts subject to pending survey, with new amounts announced at a later date.
Immediately following the close of auction, the winning bidder will be required to enter into a binding contract, with 10% Non-Refundable deposit due at signing, and closing to be on or before August 29th, 2024. 10% earnest deposit must be wire transferred within 24 hours of auction end for winning online bidder, or personal check due at time of contract signing for in-person bidder. Electronic contract signing available for all internet buyers. Buyers agree to allow current tenant to harvest growing crop, with 50% of 2024 cash rent to go to the buyer at closing. Buyers have the opportunity to negotiate renewal with the current tenant farmer, or cancel the farming contract after the crop is harvested. Notice to vacate must be given to the current farmer by 9-1-24. Title insurance and survey will be provided and paid by the seller. Buyers are responsible for their own lender’s fees, if any and any other closing cost incurred by buyer. 2024 taxes will be prorated to closing day.
