At 329.5 surveyed acres, this farm consists of premium quality tillable land in a very strong farm neighborhood and it has *Open Tenancy for planting in 2025*, with winning bidders being able to begin field work and plant crop immediately following the auction. This farm is being offered to the public in it's entirety for the first time in over 100 years! Elevation on the farm ranges from flat to very slightly rolling, with the majority of the farm being open acres but some pockets and fingers of timber also. Livingston County is known for good deer hunting and there is good deer sign on the property, which could provide good hunting opportunity, or an avenue for extra income from a hunting lease.
 
Tract 1 (West): This 103-acre m/l flat to slightly rolling tract of land includes 77.28 FSA indicated open acres with soils consisting primarily of Lagonda silty clay loam and Armstrong clay loam, with open acres having established terraces in place. It is accessible from the west via Hwy B and is open for the 2025 planting season. Approx. 50x70 equipment barn included, built in 1982. Barn has electric.
